  • Contract Received

    A contact for purchase and sale with all signatures and all information necessary to close a transaction is received by our office.

    The complete escrow deposit is received by our office.

  • Title Search Ordered

    We order this report from the "title plant" of our title insurance underwriter. This report shows us things like mortgages encumbering the property, confirming the seller in the contract is in fact the owner of the property with authority to sell, open code or judgement liens, and contractor's notices of commencement.

  • Title Search Received

    We order this report from the "title plant" of our title insurance underwriter. This report shows us things like mortgages encumbering the property, confirming the seller in the contract is in fact the owner of the property with authority to sell, open code or judgement liens, and contractor's notices of commencement.

  • Municipal Lien Search Ordered

    A "title search" (described above) shows us what's been recorded in the "public record" of the county where the property sits. Sometimes a property may have issues that have been documented by the city (or county) authorities, but have not yet been recorded in the public record. A municipal lien search is a report that shows us these items, and may reveal issues like; unpaid utilities, code violations, and open building permits.

  • Parties Set Closing Time and Location

    You can choose the time and location of your closing.

  • File Closed and Closing Copies Available in Documents

    The actual closing takes place behind the scenes and is done by us and occurs once (i) we have satisfied all the requirements of the title commitment (for the lender and buyer), (ii) everyone has signed the closing documents, and (iii) all the money has been received from the various parties.
